NCRMLS Subscribers- Important Notice - Effective January 2020

 

As we welcome in a New Year, NCRMLS is unveiling two significant field improvements. Active Contingent Status is Changing to Pending-With Showings and Hold Status is being introduced. 


   1) Listings in Active-Contingent will be relabeled Pending with Showings.

    • Pending with Showings:  This is a sub-status of Pending.  It is used only when the property is under contract.  This status may also be used if the listing is subject to an addendum, owners are awaiting additional signatures or awaiting due diligence payment. This replaces Active Contingent.  The Active Contingent Reason field is no longer required.

    2) Addition of Hold Status to Clarify Use of Withdrawn Status in Off Market Listings.
        To alleviate questions of whether a Withdrawn listing is temporary or permanently Off Market, the Hold Status is being introduced. 

    • Hold:  Temporarily Off Market status – intended to be used to declare that a listing agreement is still valid between the Listing Agent and the Seller, however – the listing is not available for Showings.  DOM will continue to count, as this is expected to be a temporary status only.  DOM cannot be reset by using this status.  This status will change to Expired on Expiration Date.

    • Withdrawn:  Permanently Off Market status – intended to be used to declare that a listing agreement is still valid between the Listing Agent and the Seller, however the listing is not available for Showings.  DOM will stop counting, as this is expected to be the last status of the listing before Expiration.  This status will change to Expired on Expiration Date.  Subscriber cannot change this listing once it is in Withdrawn Status. 

Listings in Withdrawn status will be relabeled to Hold status.   New DOM calculations will not take effect on these existing listings.

* For Coming Soon – No Showings, a Subscriber can change the listing to be Active at any time sooner than the set Delayed Marketing Date.  However – only Association or NCRMLS staff can extend the Delayed Marketing Date.  Once Active, listing cannot be changed back to Coming Soon.
