April 2017 Home Sales Statistics

Neal Johnson, 2017 CFR President responded to the data:

The CFR* market averaged a home sales price of $247,919 was 3.92% higher than the year to date from January to April (YTD) last year. Sales units hit a decade high, up 19.8% to 2,929 sales from the 2016 YTD sales of 2,445. Total Dollar Volume Sold is up an outstanding 24.8% over the YTD level last year.  April 2017 sales were up 8.6% to 849 sales with an average price that was up 6.5% to $252,208 over 2016 in April.  These trends continue to suggest a stronger, more robust real estate market over last year.

The Brunswick County** average home sales price was $263,274 or 6.4% higher than that in April 2016. Sales units were up 12% to 346 from 307 in April 2016; this is up more than 26% from the TYD. The absorption rate dropped to a month supply of 7.3 months down from the April 2016 supply of 9.2 months; these trends suggests a stable real estate market.

The New Hanover County** average home sales price was $279,057 or 5.8% higher than that in April 2016. Sales units were up 5.2% to 463 units from 440 units in April 2016; this is up more than 8% from the YTD. The absorption rate dropped to a month supply of 3.7 months from the April 2016 supply of 5.1 months; these trends suggests that New Hanover County is the highest in-demand location of the three counties, that continues to be an unyielding seller's real estate market.

The Pender County** average home sales price was $276,507 or 16.6% higher than that in April 2016. Sales were up a modest 2.3% to 131 units from 128 units in April 2016; this is relatively flat for the year to date. The absorption rate dropped to a 5.5 month supply from the April 2016 supply of 7.5 months; these trends suggests that Pender County moved from a stable real estate market in 2016 to a seller's real estate market this year.
