Sept 2017 Home Sales Statistics

WILMINGTON, N.C. (Oct 10, 2017) September 2017 sales and listing data has been published by the Cape Fear REALTORS® and is now available here.

 

Neal Johnson, 2017 CFR President responded to the data:

“Robust home sales helped us climbed to new highs in September. This is the ninth consecutive month we have posted historic
monthly sales and continue to see strong monthly numbers across all our key metrics. We are seeing a trend of buyers purchasing
more expensive homes this year compared to last year. It is a perfect time to buy or sell a home in our area. Contact your local

The CFR Market **, has another strong month in SEPT 2017 with 817 units sold, Best September Ever! The average home sales price
was $276,289 in SEPT 2017, or 1.11% higher than that in SEPT 2016. From January to SEPT 2017 (YTD) numbers continue to be just
as impressive when compared to the same period in 2016. Total sold units rose 13.79%;; average sales price rose 4.18%, and total
sales volume increased 18.44%.

By the County:

  • In New Hanover County **, the average home sales price for SEPT 2017 was $319,320 or 19.65% higher than that in AUG 2016;; this
    is up 9.53% YTD from 2016 YTD. There were 443 units sold in SEPT 2017, this is down .2% from SEPT 2016 and up 3.7% YTD. The
    monthly supply of homes in Sept 2017 has decreased to 3.8 months.

    Homes under $300K represent a majority of sales or 63% of the total sales. SEPT sales were down 10% compared to SEPT 2016 and has a 2.7 months’ supply of homes.
    Homes $300K-­$499K represent 28% of the sales market. Sales were up 14% from SEPT 2016 and have a 4.5 months’ supply.
    Homes $500K -­ $749K represent 6% of the market. Sales were up 19% from SEPT 2016 and have a 8.7 months’ supply.
    Homes $750K+ represent 3% of all sales. Sales were up 29% from SEPT 2016 and have a 18 months’ supply.

 

  • In Pender County **, the average home sales price for SEPT 2017 was $266,175 or 6.19% higher than that in SEPT 2016;; this is up
    8.26% YTD from 2016 YTD. There were 98 units sold in SEPT 2017, this is down 10.9% from SEPT 2016 and up .4% YTD. The
    monthly supply of homes in SEPT 2017 has declined to 4.8 months.

    Homes under $300K represent a majority of salesor 69% of the total sales. Sales were down 10% compared to Sept 2016. This group has a 4.5 months’ supply of homes.
    Homes $300K-­$499K represent 22% of the sales market. Sales were down 41% for SEPT 2016 and have a 9 months’ supply.
    Homes $500K-­$749K represent 7% of the market. Sales were up 43% from SEPT 2016 and have a 10.1 months’ supply.
    Homes $750K+ represent 1% of all sales. Sales were flat from SEPT 2016 and have more that 27 months’ supply.

 

  • In Brunswick County **, the average home sales price for SEPT 2017 was $269,477 or 6.67% higher than that in SEPT 2016;; this is
    up 7.44% YTD from 2016 YTD. There were 404 units sold in SEPT 2017, this is up 16% from SEPT 2016 and up 25.9% YTD. The
    monthly supply of homes in SEPT 2017 has declined at 5.4 months.

    Homes under $300K represent a majority of sales or 70% of the total sales. SEPT sales were up 11% compared to SEPT 2016 and has a 3.9 months’ supply of homes.
    Homes $300K-­$499K represent 22% of the sales market. Sales were up 19% from SEPT 2016 and have a 6.9 months’ supply.
    Homes $500K-­$749K represent 5% of the market. Sales were up 33% from SEPT 2016 and a have 14.2 months’ supply.
    Homes $750K+ represent 2% of all sales. Sales were up 11% from SEPT 2016 and have a 21 months’ supply.
